Very pleasant semi-detached house for sale in the Green Beach area by the sea, near Bayeux. Green domain with a large swimming pool, which is very popular with tourists (seasonal rental very easy, especially between Easter and September). Pleasant and bright 17 m2 terrace on the ground floor, with a 48 m2 garden. The communal pool is heated. The charges include water and electricity (common and individual areas), the property tax of common areas, insurance for common areas, syndic fees, administrative charges for the operation of the AFUL managing, among other things, the areas of the domain, charges related to equipment including the heated pool, etc. The current charges are 2275 euros per quarter, but include an abnormally high provision for electricity, which will be adjusted once the actual consumption is known. With a ''usual'' electricity consumption, the charges are 1146 euros per quarter based on the 2023 consumption. Due to the level of charges as they are currently, the price of the house has been adjusted since a house like this outside the domain, without a pool or communal facilities, is valued at around 300,000 euros according to our estimates. The price will be raised if it turns out that the actual charges are significantly lower than the provision requested. The house is in very good condition both inside and outside, even if the facade on one side should probably be cleaned (but no need for renovation). It is simply furnished and can be easily rented through the service provider Pierre and Vacances, which manages some of these houses for tourist rental. Fees are the responsibility of the purchaser, allowing for lower purchase costs. This does not have an impact on the price you pay, as it would have been the same if the fees had been the responsibility of the seller, as in practice the seller only receives the "net selling price", i.e. the selling price minus the agency commission.
