Very pleasant semi-detached house for sale in the Green Beach area by the sea, near Bayeux. Green estate with a large swimming pool. Access to all amenities within walking distance in the village of Port-en-Bessin. This is a very beautiful part of Normandy, rich in history, and with beautiful beaches offering many activities for both young and old. The communal pool is heated, but the charges are high as they include water, electricity, communal property tax, communal property insurance, syndicate fees, administrative charges for the operation of the AFUL managing the estate spaces, etc. Due to the level of charges, the price of the house has been adjusted as a house like this outside the estate, without a pool or communal facilities, would have a value of around 300,000 euros according to our estimates. The house is in very good condition both inside and out, although the facade on one side may need cleaning (but no renovation necessary). It is simply furnished and can be easily rented out through the Pierre and Vacances provider, who manages some of these houses for tourist rentals. The buyer is responsible for the agency fees, which allows for lower purchase costs ("notary fees"). This does not impact the price you pay, which would have been the same if the fees had been borne by the seller, as in practice the seller only receives the "net selling price", i.e. the selling price minus the agency commission. The agency fees in this case are 8,505 euros for a sale at the advertised price, representing 3.75% excluding tax of the selling price, or 4.5% including tax of the net selling price. The net selling price, i.e. the price excluding agency fees, is therefore 180,495 euros in case of a sale at the advertised price. Thoughts on the price: The price of 189,000 euros for this property seems reasonable considering the location by the sea, the amenities in the area, the size and condition of the house, as well as the communal pool and facilities available. Additionally, the potential for rental income through a reputable provider adds to the value of the property.
