Lectoure
Where are we? In a small Gascon village without shops. This village is charming, quiet, and well maintained. It is just a few minutes' drive from the market town of Lectoure and Agen, where you can catch the TGV to Paris. The Toulouse airport is just over an hour's drive away. The property is located next to a municipal building, but it is oriented towards its own well-planted and lush green garden, offering a peaceful setting yet not isolated. What type of property is this? It is a stone house with a rustic cottage ambiance. It will appeal to enthusiasts of exposed stone walls, large oak beams, terracotta floors, and is currently decorated in a rustic country style. This property has been used as a second home by a family for many years, and has also served as a primary residence for a long period when the family sought refuge in Gascony. Details: Entrance: We enter the property through a door located on the side of the house. There, a small entrance hall offers enough space for coats and boots, as well as access to the boiler room. Kitchen: From the entrance hall, we access a large kitchen with exposed oak beams and terracotta floors. The kitchen is fitted with country-style furniture and has a spacious dining area near the window, offering a view of the beautiful gardens. A charming vintage buffet with glass doors stores dishes, and plenty of built-in storage is available. The sink overlooks the side gardens and the property entrance. Living Room: We access the living room from the kitchen, the two rooms separated by an old thick stone wall. The room has terracotta floors. French doors provide access to the garden. Under the stairs, there is a small WC. First Floor: A modern wooden staircase leads to the landing of the first floor. From there, we access two large double bedrooms. - Bedroom 1: This bedroom has an en-suite shower room with a small window and a partially obscured view of a neighboring building. The shower room includes a sink, WC, and a shower. - Bedroom 2: A triple-size room, currently set up as a dormitory with three beds to illustrate its large size. This room is very bright, with windows on all sides, high ceilings, a private dressing area, and an en-suite shower room offering lovely views. On the first floor, a steep wooden staircase leads to a small attic room, large enough to serve as a child's bedroom or a study area. It is currently set up with a desk and chair as a small workspace. The Gardens: The gardens are a surprising asset of this property. They are beautiful and quite large. There is a pool in place, but it is currently out of order and needs replacement. The gardens are filled with a wide variety of shrubs, flowers, and bushes, and the breathtaking views of the valley add to the charm. From the gardens, you cannot see the front of the village or the municipal building, giving the impression of being more in the countryside than in a village. An old stone barn (not attached) with a carport and an adjoining barn/garage complete the property. Highlights of this property: - Immediately habitable: The property is move-in ready and very cozy. One could choose to decorate or style it differently, but it is currently comfortable, rustic, and warm. - Spacious bedrooms: The two upstairs bedrooms are generous, with a third small spare room. - Beautiful gardens: The gardens are both extensive and beautifully maintained, offering lovely views. Once the pool is restored, this property would be ideal for holidays. - Versatile living: Perfect as a second home, this property can also function as a sizable primary residence with two bedrooms. - Large attached garage, small unattached barn. Price thoughts: The price of 378900 for this property seems reasonable given its charm, location, well-maintained gardens, and the potential it offers as both a holiday home and a primary residence. With some renovations and updates, it could further increase in value and become an even more desirable investment.
