Exclusive Mandate Location: The Château de Belcastel stands above one of the most beautiful Villages in France, in Aveyron, 35 minutes from Rodez, 20 minutes from Rodez Airport, 2 hours and 10 minutes from Toulouse, and 2 hours and 30 minutes from Montpellier. By plane, it is 1 hour south of Paris. History: The history of Château de Belcastel dates back to the 8th century, with its medieval chapel. Over the following three centuries, the Aveyronnais castle became a powerful fortress. In the 13th century, the lords of Belcastel were ruined during the crusades. As a direct consequence, the castle was confiscated by the Crown and used as a military stronghold. In 1390, it became the property of a loyal knight named Saunhac. Generations of his family lived in the castle, bringing prosperity to the village below, and building the historic bridge and church. By the end of the 16th century, the last Saunhac heir abandoned the castle, leaving it to fall into ruins. In 1973, renowned French architect Fernand Pouillon discovered the ruins of Château de Belcastel. Captivated by the site, he decided to restore it and make it his home. For over eight years, with masons and glaziers living on the property, Pouillon rebuilt and restored this historic monument, using only medieval construction techniques, without machinery, to restore the castle to its original glory. Two decades after Fernand Pouillon's death, the castle was acquired by two New York art dealers. They gave new life to the stones, creating exhibition spaces and opening the castle to the public. Since 2005, over 20,000 visitors are welcomed each year to discover the rich history, extraordinary architecture, and breathtaking views of the property. The castle: consisting of a dozen rooms and three courtyards with incomparable views of the Aveyron River and the village below. A medieval fortress that reads like a storybook: you enter through a drawbridge over a system of freshwater moats and discover the tallest tower in the region, frescoes, seven very large chimneys, spiral staircases, coats of arms, thrones, chapels, towers, a prison, vaulted ceilings...and the list goes on. The tower boasts 4 bedrooms and 3 bathrooms. The Lord's dining room is a magnificent space, with 15th-century stained glass windows, a spectacular fireplace, and behind it, a fully equipped commercial kitchen that offers many interesting possibilities for entertaining. Fernand Pouillon incorporated many modern and clever amenities, including a heated pool in the former moats on the southern wall of the castle. The company managing the tourist activities on the property and holding all rights can be acquired as a turnkey business for an additional €600,000. Our opinion: In my opinion, this place holds a unique place in time, to be cherished and preserved with love for future generations. The castle and the work of this visionary couple are remarkable, where art, history, and Aveyron heritage find common ground. Thoughts on price: The price of 2,400,000 may seem high, but considering the rich history, architectural beauty, and unique features of Château de Belcastel, it truly is a once-in-a-lifetime opportunity to own a piece of medieval history. The additional option to acquire the turnkey business for an extra €600,000 provides potential for additional income and further enhances the value of this extraordinary property.
