Charmes-sur-Rhône
For sale due to our relocation to Spain. We are Germans and the house was built to our specifications in 2014, with the new separate annex completed in 2021. We speak German, French, and English. There is a summer 2024 estimate of €498,000. The property is peaceful, fenced, and beautifully landscaped. Located 8 km south of Valence, on the outskirts of a charming village, this villa is truly unique. Circular in design, it is divided into two separate parts. The first, facing southwest, has a living space of 105 m² on the ground floor and features a large terrace of 100 m² and a semi-circular tiled swimming pool, completed in 2020. A spiral staircase leads to a very comfortable round bedroom with a vestibule opening onto a 75 m² terrace. This natural stone terrace offers breathtaking views of the Ardèche mountains. Another staircase provides access to a rooftop terrace with a spectacular view of the Rhône. On the ground floor, surrounding a large living room, are the open kitchen, bathroom, bedroom, and office. The second part consists of a 70 m² duplex apartment with two attic bedrooms, complemented by a 25 m² terrace. The mezzanine floor also houses the shower room and hallway, benefiting from ample natural light through two large Velux windows. The second apartment, with a diametrically opposite entrance, was recently rented for €800 per month. Additionally, there is a large approximately 60 m² garage and 4 additional outdoor parking spaces. The garden of around 1000 m² is filled with palm trees, large deciduous trees, and conifers. It is fenced and surrounded by cypresses and thick hedges for privacy. All materials used in the house adhere to ecological principles: exterior walls made of 3.30 m high bricks, insulated exterior plaster, 3-4 cm thick clay interior plaster which provides excellent humidity levels year-round, hardwood parquet flooring artistically installed in alternating colors in the living room and bedroom, natural slate tiles in the kitchen and bathroom, polyhedral natural stone in the office, and marble in the apartment. The entire living space of the main house and the extension is heated by underfloor heating powered by a water-to-water heat pump from 2019. Water is supplied by a 16 m deep well dug in the pool house. Thanks to this use of groundwater, the house is independent of Veolia (a water supplier in France). The water is regularly tested and potable. However, water from Veolia can be activated upon request via a tap in the crawl space. The main house has a full basement. A recently installed photovoltaic system in the summer further enhances the property's self-sufficiency. The property is classified as energy category B and Ges category A. Thoughts on the price: The listed price of €420,000 for this unique and well-equipped property in the charming village of Charmes-sur-Rhône seems reasonable considering its features, energy efficiency, and the recent addition of the annex. The estimated value of €498,000 in summer 2024 also indicates potential for appreciation in the future, making it a worthwhile investment opportunity.
