Fastighetsbeskrivning

For sale Authentic Landes Airial If you are looking for an exceptional setting, the benefits of a forested natural environment, and the proximity of a town that meets all your daily needs... Then, don't hesitate to come and discover... This authentic airial which consists of 3 buildings within a park of over 6000 m2, bordered by fields and pine trees. Located 4 minutes from the A63 access, you will be 50 minutes from Biarritz, 80 minutes from Bordeaux, 25 minutes from Dax and its TGV station. Close to the town of Castets (5 minutes), you can benefit from a complete range of services (primary school, supermarket, medical center and pharmacy, bakeries, restaurants, and numerous associations that make up this very dynamic town). Of the 3 buildings, you can enjoy the main house, its annex (chalet with terrace), and a barn. The main house (175 m2) with its floor, consists on the ground floor of a kitchen with island, and a furnished and fully equipped pantry. A central section of 3 rooms, a master bedroom with shower, a separate toilet. Upstairs, a central loft, 2 bedrooms, and a bathroom with toilet. The annex, or chalet (30 m2), offers a main room, a bedroom, and a fully equipped bathroom (sink, toilet), and a protected terrace. The barn consists of 3 separate rooms, offering storage opportunities (riding mower...) and renovation... To complete the assets of this airial, the current owners, while preserving its authenticity, have chosen to renovate and bring many of its constitutive elements up to standard (roofs, sanitation, electrical panel, radiators, pump, and booster...). For your comfort, you can benefit from mixed heating (electric and pellet stove...) and finally, the installation of fiber optics in progress will eventually convince you to take the plunge... Laurent Vaginay, and Kévin Laussu, historian of Malaye architecture! Heritage, present you this authentic country property and its park located between Dax and the Ocean in the Landes. In the heart of an authentic preserved airial of over 6000m² stands this traditional Landes house with half-timbering of over 170m2 and its guest house of over 30m2. It was already listed on the Napoleonic cadastre of 1806. Although it is not mentioned on the Cassini map (), its antiquity seems established for more distant periods (certainly the end of the XVIIIth century). This dating could be corroborated by the presence of wrought iron bars embedded in the window jambs whose profile in "thorn" is typical of the characterful rural dwellings of that time. Facing west, the square-plan house has a symmetrical tripartite façade. Placed in the central axis, the entrance is flanked by small windows. This arrangement is found in the architecture of several notable houses in the area. This dwelling has some interesting ornamental specificities for the locality. First of all, the materials that make up the main facade are mixed. The ground floor is made of brick, while the upper floor is made of cob. The presence of bricks laid in fishbone and herringbone patterns here marks an undeniable ornamental concern that distinguishes this farmhouse from other surrounding rural constructions, mainly in cob. This aesthetic care is also found in the decoration of the aisle beams, the scalloped motif of which is echoed under the lintel of the door. So many elements that attest to the character of this house and the situation of the owners who once occupied it. Inside, the house is divided into three bays: a central living room, a dining room on one side opening onto the kitchen, and a living room opening on the other side onto a bedroom and an adjoining bathroom. The upper floor has a spacious living room and two bedrooms with a bathroom. Of the four wooden outbuildings that existed in 1806, only a barn remains today. The footprint once occupied by one of these buildings has been reused to build a small Landes-style chalet entirely constructed from old pieces of wood assembled in a traditional manner. Open at the edge of the pines, the airial park is surrounded by fields. It is planted with conifers, century-old oaks, and mimosa trees. The entire house has been restored four times in the 1990s and more recently with great care, ensuring the authenticity of the place. Preserving the original layout, this renovation has reinforced the cob and terracotta tiles. It has highlighted this notable element of the local heritage.
