Bright studio on the 4th floor of a well-maintained condominium, with a cellar (see further in the ad). Very well located in a quiet area, Villa des Gobelins, close to public transportation including metro stations Place d'Italie and Gobelins, as well as a bus stop within 50 meters. Although the studio is perfectly habitable as is, it requires some surface refurbishment (mainly painting). The energy label is not favorable (426 kWh/year/m2 in final energy), but according to the inspector, over a quarter of the heat loss comes from the roof which will be renovated soon. Improvements to the hot water system, windows, and entrance door can also contribute to a better energy label. The facade is in good condition, with no imminent need for renovation. The studio includes a hallway, bathroom with a small bathtub and WC, living space, and separate kitchen area (see floor plan in photos). There is no elevator in the building, which helps keep the condominium fees low. The building is well-managed and maintained. The electricity system is relatively new with no anomalies found in the inspection. While there is no extractor hood in the kitchen or ventilation in the bathroom, there are two windows (single glazing) that allow for easy ventilation and ample natural light without the noise of traffic. A common area on the ground floor will be converted into 4 cellars. One of these cellars (approximately 2m2) has been purchased by the current owners but has not been constructed yet. The sellers will cover the construction costs based on estimates not yet available. The exclusive mandate lists the sale price at 169,050 euros excluding fixed agency fees of 9,950 euros which are the responsibility of the buyer.
